Assistant Controller, Canadian Commercial


Reporting to the Controller, the Assistant Controller will be a key member of the commercial finance team (private and institutional portfolio) and with the support of the accounting group is responsible for the following core areas of responsibilities:

  1. Accounting supervision of the outsourced commercial property managers to ensure the accurate and efficient month-end reporting. This includes, but is not limited to the review of bank reconciliations and ensuring all balance sheet accounts are fully supportable.
  2. Monthly review and analysis of the property operating results to budget, assist Controller in generating monthly operating financial reports for Director of Finance, and make suggestions for business improvements.
  3. Corporate accounting that includes:
    • Preparation and review the monthly accounting records for the commercial private and institution properties.
    • Manage and update the monthly cash flow for various entities.
    • The preparation of the commercial private and institution acquisition accounting and communicating the entry down to the outsourced property managers.
    • The reconciliation of private and institution intercompany balances with outsourced property managers.
    • To review and process cash distributions from the outsourced property managers.
    • To prepare outgoing wire transfers/payments from corporate bank accounts and managing the cash needs of the commercial private and institution portfolio.
  4. Preparation of the consolidated annual financial statements of the commercial private and institution portfolio. This includes the preparation of accounting memos to document the accounting treatment with reference to IFRS & ASPE, accounting for complex accounting areas and the preparation of the year end audit working papers and liaising with auditors.

Duties and Responsibilities

  • Manage, mentor and provide leadership to the outsourced property managers and finance team
  • Monitor progress and performance of properties
  • Ensure policies and procedures are adhered to and deadlines are met
  • Participate in management meetings and provide input and reports as requested
  • Ensure outsourced property managers fulfill their assigned function:
    • Maintain general ledger for the property portfolio, including:
      1. Post journal entries
      2. Analyze general ledger
      3. Process accruals
      4. Make adjustments where needed
    • Analyze and interpret balance sheets and income statements and provide financial/management reports as requested
    • Reconcile balance sheet accounts for all properties in portfolio
    • Review bank reconciliations for portfolio of properties on monthly basis
    • Review variance analysis reports on monthly basis
    • Review full set of audit lead sheets and working papers to assist auditor’s completion of year-end audits
  • Intercompany reconciliation


  • College diploma or university degree preferred
  • Accounting designation (CPA)
  • Thorough understanding of accounting principles and IFRS.
  • Minimum 2-3 years work experience, preferably in real estate field
  • Yardi an asset
