Project Manager, Capital Expenditures, Canadian Commercial

Overview

Reporting to the Director, Project Management, Commercial Properties, the Project Manager will oversee commercial/office and retail construction projects (tenant improvements, capital projects, new construction) ensuring quality of workmanship in accordance with the plans & specifications and adherence to project schedule and budget.

Duties and Responsibilities

  • Perform site visits to address site conditions and design issues
  • Co-ordinate with the design consultants (Architects, Space Planners,  and Engineers) and tenants to come up with a suitable space plan for a tenant build-out
  • Co-ordinate with the design consultants (Architects, Space Planners,  and Engineers) to come up with a suitable plan for capital projects a tenant build-out
  • Prepare project construction estimates
  • Review plans and specifications
  • Prepare construction project schedules and monitor progress
  • Co-ordinate with consultants to provide the necessary information and documents to secure Municipal/City permits as required for the project
  • Qualify contractors/vendors, prepare bid documents, conduct pre-bid walk thru, and review bids
  • Prepare construction agreements and effect issuance of Purchase Orders and/or Change Orders
  • Oversee construction of projects and report updates
  • Review and process construction progress billings
  • Conduct site meetings with the project team
  • Create punch list for outstanding construction issues
  • Co-ordinate project closure including Consultant and City inspections
  • Keep record of completed project costs for future reference

Requirements

  • Must have Bachelor’s Degree in Engineering or Architecture or Construction Management Education
  • Must have 3-5 years work experience in Construction Management
  • Familiarity with the Ontario Building Code and construction process
  • Intermediate knowledge of MS Word, MS Project, Excel and Outlook
  • Must be able to work on flexible schedule to meet the needs of the project with occasional travel
  • Must be able to work in a fast-paced environment with changing priorities
