Investment Manager, Canadian Commercial


Reporting to the Executive Director, Asset Management, Commercial Properties (EDAM), the Investment Manager is responsible for the management and analysis of investment reporting, acquisitions, dispositions, financing, appraisals and strategic management decisions.

Duties and Responsibilities

  • Prepare and analyze investment data for strategic review by the EDAM and other Executives using Adjusted Funds From Operations (AFFO) returns, cash returns, and Internal Rates of Returns (IRRs), whichever may apply
  • Create and maintain quarterly internal reporting for EDAM and other Executives and manage the acquisition/disposition pipeline on a weekly basis
  • Manage the acquisition and disposition process including due diligence, financial modeling and partner/board approvals. Prepare any other relevant reporting reasonably requested by the EDAM and Executives from time to time
  • Manage disposition and refinancing activities, including the preparation of valuations, due diligence materials, returns analyses and partner/board approvals as required
  • Ensure proper transition from the Investments team to the Asset Management and Accounting & Finance teams
  • Preparation of business cases and/or presentations for potential investors detailing acquisitions, due diligence findings, dispositions and financings
  • Formulate valuations on a quarterly basis and forward-looking projections in accordance with strategic asset plans and in conjunction with the Asset Management team
  • Conduct site tours of potential acquisitions and dispositions, as well as all assets under management
  • Lead the annual appraisal cycle, portfolio returns reporting and current mortgages and debt facility tracking including outstanding balances, interest rates, expiries, and repayment penaltie
  • Any other duties as required by the EDAM


  • 5-7 years work experience in an analysis-intensive position, preferably with public and private experience
  • Bachelor degree in Commerce, Finance or similar education
  • Client focused and strong relationship building and interpersonal skills
  • Ability to obtain results in a highly demanding environment
  • Able to manage multiple project and meet tight deadlines
  • Able to develop and sustain cooperative working relationships, professional and flexible
  • Strong negotiation, influencing, and communications skills
  • Strong computer skills with MS Excel, Word, Powerpoint, and Argus Enterprise/DCF
  • 3 years experience in the commercial real estate sector
  • Overtime as required
