Senior Asset Manager, Canadian Commercial


The Senior Asset Manager (“AM”) will be responsible for ensuring assets under their management will meet the targets outlined in individual asset plans.  In completing the former, the AM will be responsible for, but not limited to, client reporting, financial analysis, identification and implementation of value-add opportunities, creation of annual operational, asset plans and capital budgets, preparation and implementation of marketing strategies, and ongoing communications with stakeholders, third-party property management and service providers. The AM will assist with acquisitions/dispositions, financing, training and mentoring analysts, and participate in other day-to-day activities as required.

Duties and Responsibilities

Asset Plan Execution:

  • Evaluate performance of the assets vis-à-vis the individual asset plans, and recommend and implement revisions as necessary
  • Complete full financial review and analysis on a quarterly basis
  • Set annual operational and capital budgets in accordance with asset plans
  • Prepare leasing and marketing strategy to maximize the income and value of each property supported by market comparisons and competitive information
  • Direct third-party property management regarding day-to-day activities
  • Review, approve and direct capital projects ensuring adherence to asset plan 
  • Monitor progress of projects to ensure timely completion and quality control including engagement of appropriate service providers
  • Attend property tours on a quarterly basis, at minimum


  • Prepare, review, and present quarterly reporting to clients
  • Prepare ad-hoc reporting as reasonably requested by clients
  • Create asset plans for new acquisitions
  • Manage property tax appeal processes

Value Add Opportunities:

  • Identify value creation opportunities
  • Recommend and implement such programs with assistance from project management and/or third-party property management

Relationship Building:

  • Assist with acquisitions, dispositions, and financing transactions
  • Manage investor/client relations activities
  • Liaise with other internal departments and team members regarding value-add opportunities and special projects (i.e. energy initiatives)
  • Ensure compliance to conditions set in place by financial institutions/lenders, municipalities and other governing bodies (i.e. TSSA, ESA). Provide updates and direct activities to correct any deficiencies
  • Organize and lead property tours with client and other stakeholders
  • Conduct other day-to-day relations with third parties, including property managers, suppliers, joint ventures, lenders, brokers, consultants, advisors, accountants, lawyers, insurers, appraisers, and regulatory bodies
  • Bachelor degree in business administration, commerce, Finance or similar education. MBA or professional designation is an asset
  • 3-5 years of relevant work experience with solid understanding of project management, leasing and property management   
  • Detail-oriented, self-motivated and resourceful, with strong interpersonal skills. 
  • Must be able to convey thoughts and ideas clearly through written and verbal communication with proven ability to effectively interface with management, colleagues, owners and partners, contractors, consultants, and various stakeholders
  • Proactive and self-directed with demonstrated ability to work independently and as part of a team
  • Excellent decision-making, analytical and problem-solving skills
  • Superior organizational and time management skills with the ability to prioritize, multi-task and work in a changing, fast-paced environment
  • Strong MS Word, Excel and PowerPoint skills
  • Travel to various properties across Canada as required
  • Valid driver’s licence and personal vehicle required
