Senior Project Manager, U.S. Multi-Family


Overview

As a member of the U.S. Multi-Family team, the Senior Project Manager will be responsible for overseeing the repositioning of multi-residential properties in the United States including suite renovations. The project manager will ensure projects are completed within a specific timeframe and on budget, through proper planning and implementation.

Duties and Responsibilities

Planning:

  • With direction from the Asset Management group, define the scope of work to be accomplished in order to reposition each asset (identify priorities, time limitations, budget & quality)
  • Source, negotiate and award all contracts
  • Ensure engineering and design resources are available and capable of meeting objectives
  • Review engineering and design specifications produced by engineers prior to distribution to contractors or city officials
  • Prepare recommendations for Asset Management approval based on established scopes
  • Create accurate in-house designs and specifications for projects prior to tendering
  • Perform tendering process and tender analysis professionally and accurately
  • Complete pre-construction walk-throughs with contractors

Implementation:

  • Oversee all assigned projects and ensure they are completed on time and within budget
  • Establish and coordinate documented project/work schedules
  • Provide regular status reports of project milestones and adjust schedules as needed
  • Coordinate and ensure "off-site work" is performed according to criteria
  • Ensure the cost effective management of all processes related to the projects including controlled access sites and on-floor raw material, work in process, and finished components
  • Manage internal and external resources to achieve project objectives
  • Maintain compliance of departmental operating procedures within Asset Management

Project Administration:

  • Collect all project related documents and provide direction to managers for internal project system input
  • Update project status, provide progress photos and create reports on a weekly and monthly basis
  • Review and approve invoices

Monitoring/Closing:

  • Perform regular documented reviews, maintain weekly progress reports and issue updates to affected parties
  • Preform continuous improvements to cost reduction initiatives
  • Report the status of project development and engineering issues to senior management for resolution
  • Conduct deficiency/sign-off meetings and create a detailed deficiency report for the contractor to resolve

Travel:

  • Travel to various sites across the United States. May require excessive distances and trip frequencies
  • Required travel to properties once a month where on-going projects include in-suite renovations
Requirements
  • University Engineering degree and/or PMP designation would be an asset
  • Minimum College education required
  • Solid understanding and experience in Engineering, Procurement and Construction Management project style and implementation
  • 5 years experience in managing Multi-Residential Property Management projects
  • 5 years experience in Project Management or Construction Management
  • Experience in space conversion projects
  • Knowledge of building systems
  • Computer skills (Excel, Word, Yardi)
  • Well-developed analytical and problem-solving skills
  • Strategic thinking and decision making skills
  • Driven and self-motivated individual
  • Works well in a team oriented environment
  • Ability to work independently
  • Excellent written and verbal communication
  • Superior organizational, time management and multi-tasking skills
