Director of Construction

Overview

The Director of Construction is responsible for the management and oversight of all residential construction projects in Ontario to ensure that each project is completed on time, on budget. The Director of Construction will act as mentor and senior leader for all team members.

Duties and Responsibilities

  • Provide leadership and direction to the internal project team members and external construction partners responsible for design and construction
  • Develop, implement, and monitor construction process and controls, ensuring framework allows for success at all stages of the project and is in accordance with approved plans and specifications
  • The Director of Construction will analyze sites, buildings, working drawings, and suite plans as well as other technical drawings
  • Ensure effective coordination is achieved with all consultants in the preparation of studies, designs, plans, specification, permits and cost estimates during pre-construction stage and construction
  • Lead tender process for all construction related contracts, ensuring the structuring and negotiations result in the election of best in class” contractors, consultants, trades, suppliers etc.
  • Mitigate risk for the organization, achieve critical milestones and overall adherence to project schedules and budgets
  • Engage and/​or liaise with cost consultants/​monitors as required for internal purposes, lender requirements and/​or partner needs
  • Provide detailed review of all projects, as well as monthly/​quarterly/​yearly reporting on all construction activity as required from time to time not limited to reporting on project forecast, budget actuals and contingency tracking.
  • Work closely with development, investments, marketing and finance, as part of the management team
  • Review and provide construction project budgets and schedules to the team and ensuring delivery of quality projects are on-time and on-budget
  • Lead the research of creative solutions to translate concepts and information into design of projects
  • Investigate and evaluate new technologies for cost effectiveness and methods of implementation
  • Ensure adherence to environmental and health and safety standards in accordance with relevant legislation
  • Identify and manage all project issues and risks and, where appropriate, elevate issues for resolution and implement mitigation and contingency plan
  • Review changes orders and change in scope for soft and hard costs and provide recommendations
  • Work with the Development team and provides input to ensure projects are progressing through the approval process
  • Work on multiple projects simultaneously, prioritizing and meeting tight deadlines within complex and well-documented critical path schedule
  • Set and evaluate performance goals for the project team
  • Support the VP and SVP in promoting Starlight’s core values and Centre of Excellence

Requirements

  • University Degree or college Diploma in Business, Engineering, Project Management or related field
  • PMP certification is encouraged
  • Minimum of 10 years of experience in ICI or high rise residential construction and team management
  • Experience negotiating construction contracts in excess of $50M in value
  • Excellent communication and presentation skills, problem-solving, prioritizing and negotiation skills
  • Ability to work within a fast-paced environment and possess strong leadership and mentorship skills 
  • Knowledge of Construction Law in Ontario
  • Valid glass G driver license and able to drive to construction sites as needed.
