Senior Development Manager

Overview

Based in Victoria, reporting to and working closely with the Vice President Development , the Senior Development Manager will be accountable for helping lead and mentor a team of experienced development professionals to deliver on a substantial portfolio of residential and mixed use projects and to provide the necessary leadership, oversight and strategy to help drive all entitlements, design development expediently while maintaining project viability through to building permit issuance. The Senior Development Manager will at all times play a crucial role in ensuring that community improvement, value maximization and project quality are achieved. The Senior Development Manager will lead a team of development professionals.

Duties and Responsibilities

  • Lead (i) the due diligence, feasibility analysis and determination of development potential and (ii) investigation of existing permissions on subject sites by collecting pertinent policy (OCP, Zoning By-law, Provincial Policy docs, Fee schedules, municipal by-laws, etc.), surrounding applications and locational information;
  • Lead the analysis of development potential based on amending permissions on subject sites by collecting pertinent policy (OCP, Zoning By-law, Provincial Policy docs, Fee schedules, municipal by-laws, etc.), surrounding applications and locational information;
  • Lead the creation, coordination and implementation of entitlement strategies which may include municipal and agency approvals, official community plan amendments, zoning by-law amendments, variances to bylaws and consents
  • In conjunction with junior team members, provide leadership in the preparation and tracking of Request for Proposals and provide comparative analysis on submitted proposals as needed
  • Lead the organization and coordination of external community and tenant meetings
  • Coordinate and track various development agreements with municipalities and external agencies
  • Review technical drawings and reports, along with the Construction team, prior to submission to the municipality and agency for completeness and to ensure specified criteria are being addressed
  • Responsible for project ideation through to permitting and all entitlements working in collaboration with Investments, Construction and Asset Management
  • Regular preparation and occasional presentation of monthly, quarterly partner reports and cash flow reports
  • Assist with project related presentations, printing, file management and file sharing including SharePoint
  • Attend meetings and produce agenda and minutes including action items for timely circulation to the project team
  • Lead the preparation, and maintenance of project schedules and provide regular updates to projected timelines and associated internal tracking reports
  • Able to prioritize and manage multiple development projects and a diversified workload under prescribed timeframes
  • Review and manage the release of Letters of Credit and other development related securities

Requirements

  • 5 – 7 years related experience working for a development company
  • Degree in Engineering, Planning or Related Field
  • Organizational and time management skills
  • Knowledge of Microsoft Project and PowerPoint
  • Proficient in Excel
  • Excellent written and verbal communication skills
  • Positive and team based approach to their work
  • Well organized, ability to effectively multi-task and have good attention to detail
  • Valid driver’s license and personal vehicle is preferable
