Senior Vice President, Construction

Overview

The SVP, Construction will oversee a national construction program for a significant portfolio of purpose built rental residential and mixed-use projects. The SVP will report to the EVP of Capital Expenditures and Construction. Leading a team of construction professionals nationally with offices located in Toronto, Vancouver and Victoria, the SVP will have direct involvement in conceptualization through all stages of project delivery. The role will include oversight of all aspects of construction activity including design, pre-construction, estimating, tendering, construction contract negotiations, construction planning, evaluating construction means and methods, forecasting monitoring financial performance, building and suite delivery, and project close-out. 

Duties and Responsibilities

  • Provide strategic and operational direction to the Construction Division
  • Champion project delivery and process improvement across Departments
  • Oversee the preparation of drawings, budgets, schedules, within the approved plans and specifications from pre-construction through to completion;
  • Work with the Asset Management, Investment and Development teams to develop and execute on business plans
  • Work with the Finance team to oversee the monthly construction draw process, monitor monthly construction draws against project budgets, schedules and project controls;
  • Develop, implement and monitor construction process and controls, ensuring framework allows for success at all stages of the project and is in accordance with specifications and project goals and quality;
  • Oversee and provide recommendations to the Development team for the selection of third-party project consultants, architects, and engineers, 
  • Qualify and select external construction partners;
  • Provide executive strategy and direction on the development of all large scale master plan communities
  • Collaborate closely with the EVP, SVP of Development and SVP of Investments in addition to Senior Leadership
  • Provide leadership to internal team members, monitoring team goals and objectives while providing mentorship and training;
  • Ensure effective coordination between all partners to ensure preparation of studies, designs, plans, specifications, permits and cost estimates and overall full construction management plans;
  • Monthly review and reporting of all construction projects internally and with Partners;
  • Oversee value engineering with design consultants, engineers and external Construction Managers to gain efficiencies and anticipate potential problems before they arise;
  • Identify and manage all project issues and risks, and implement mitigation and contingency plans framework;
  • Leveraging industry best-practices, lead the creation and implementation of the construction technology and innovation function to enable advancement in field construction methods and increase productivity.
  • Accountable to build and maintain strategic relationships, including national relationships, with existing and new vendors/​consultants/​trades and ensure tenant satisfaction and to address any project or process opportunities where needed.
  • Promote a culture of strong internal collaboration between teams/​departments and ensure solid delivery of our projects and managing Asset Management expectations.
  • Establish and monitor optimal construction processes and project controls; 
  • Direct the management of all post project-related issues.

Requirements

The successful individual will have earned a University Degree, preferably in Engineering, Construction Management, Business Management or related field, with a minimum of 20 years of industry experience in senior leadership roles (SVP,EVP, COO and President) with a focus on multi-unit and high rise residential construction at both a strategic and hands on level. This individual will have completed multiple full construction cycles in an urban, multi-phased, residential and mixed-use project settings. The successful candidate will provide thoughtful and strong leadership with the ability to develop high-performing teams in a fast-paced, professional environment. The SVP must possess a proven ability to build relationships, collaborate and communicate effectively at all levels, both internally and externally with third parties and Partners and have excellent organizational planning skills — ability to effectively manage multiple competing business priorities simultaneously.
