Overview

The Vice President, Asset Management (VPAM) will be responsible for overview of all internal and external reporting, modeling; as well as tracking and consolidation of results, for portfolios managed by the Canadian Residential Asset Management team. 

The VPAM will be responsible for oversight of client reporting, financial analysis, identification and implementation of value add opportunities, communication to 3rd party Property Management Companies (PMC’s), creation of annual operational and capital budgets, and ongoing communication with investors, stakeholders and service providers. The VPAM will assist in acquisitions/​dispositions and financing activities, create asset plans, train and mentor members of the Asset Management team, and participate in other day-to-day activities as required by the various stakeholders.

Duties and Responsibilities

Internal reporting:

  • Oversight of internal reporting for the Asset Management team and Executives, including all data validation and development/​evolution of new reporting as requested
  • Oversight of report preparation and consolidation for the Asset Management financial variance reporting
  • Tracking of all capital expenditures committed, spent, budgeted and underwritten for the individual assets and portfolios.
  • Oversight of benchmarking expense exercise for Canadian Residential, with responsibility for ongoing oversight and preparation of recommendations for the asset management team
  • Oversight of all tracking for the ESG program, and responsible for making recommendations for additional measures to reduce utility consumption, and further enhance the ESG

Annual Budgeting and Financial Review:

  • Oversight of the preparation of the annual budget (based on the underwriting model for each asset), and oversight of the annual budget process for assets in the Canadian Residential portfolio.
  • Key annual budget tasks include: communication of timelines to Asset Managers (AM’s) and PMC’s, preparation of client reporting packages as needed. Formatting of year 1 underwriting models for variance reporting on new acquisitions. 
  • Complete full financial review and analysis on a quarterly basis for portfolio wide variances for revenue, operational spending and capital expenditures. Identify cost savings, revenue enhancing and value creation opportunities. Provide reporting to clients as requested on performance and activity within the portfolio.
  • Ensure data validity for full quarterly reporting and prepare any other reporting reasonably requested by the Executives from time to time.
  • Oversight of expense analysis including utility consumption tracking and identify cost savings opportunities.
  • Assist in the creation of asset plans, annual valuations and annual operating and capital budgets in accordance with the asset plans.
  • Assist with acquisitions, dispositions, financing and other transactions and co-ordination of such due diligence activities as necessary
  • Support the asset managers and executives as needed with any other property analytical information.

External Reporting:

  • Prepare, review, and present quarterly reporting and Major Decisions to investors.
  • Prepare ad hoc reporting as reasonably requested by external investors.
  • Create business/​asset plans for new acquisitions.

Relationship Building:

  • Assist with acquisitions, dispositions, and financing transactions.
  • Coordinate due diligence activities with other departments and/​or third parties. 
  • Manage investor/​client relations activities.
  • Liaise with other internal departments and team members regarding value add opportunities and special projects (i.e. energy initiatives and capex)
  • Organize and lead property tours with Client and other stakeholders.
  • Conduct other day-to-day relations with third parties, including property managers, suppliers, joint ventures, lenders, brokers, consultants, advisors, accountants, lawyers, insurers, appraisers, and regulatory bodies.

Requirements

  • Degree in Business, Urban Development, and/​or related field; MBA or professional designation an asset
  • 10 – 15 years experience in a related field
