Vice President, Development/​Portfolio Leader

Overview

Based in Toronto reporting to and working closely with the Senior Vice President of Development in Toronto, the Vice-President will be accountable for helping lead and mentor a team of experienced development professionals to deliver on a substantial portfolio of residential and mixed-use projects and to provide the necessary leadership, oversight and strategy to help drive all entitlements including, municipal and agency approvals, official plan amendments, zoning by-law amendments, and variances to bylaws and consents. The Vice President will at all times play a crucial role of ensuring that value maximization and project quality are achieved. 

Duties and Responsibilities

Leading a team of development professionals, the Vice President will also be responsible to:

  • Assist with overseeing and implementing the strategic direction and management of a portfolio of large, complex development projects to ensure project metrics and schedules are being met or exceeded
  • Offer guidance and support to the development team throughout the development process, ensuring that entitlements are delivered on schedule, on budget and to maintain the vision as set out at the commencement of the project
  • To help directly lead and oversee a team of experienced development directors and managers in order to deliver on the existing pipeline of projects, while supporting the Senior Vice President of Development on new strategic initiatives
  • Provide assistance, support and make appropriate recommendations to the internal construction team.
  • Collaborate with Investments and Asset Management on the creation of business plans and new project opportunities 
  • Ensuring team decisions are being made in a timely and entrepreneurial manner 
  • Monitor key financial metrics on projects throughout the project lifecycle to ensure financial targets are being met or exceeded
  • Develop and foster relationships between internal reports and teams with key external stakeholders in order to execute on approval strategies at various levels of government and with multiple authorities having jurisdiction
  • Host development team meetings as required to track project progress and provide input to reinforce goals and objectives
  • Enhance process improvement for both internal and external processes in order to accelerate development cycle times
  • Keep current with the specific political, regulatory, and market trends to keep the business informed of potential changes within the development industry
  • Working collaboratively with team members and other departments to identify project obstacles and be prepared to delve deeper into project activities when required
  • Accountable for timely and accurate updates on the status of all development activities
  • Being actively responsible for championing and contributing to the Starlight culture
  • This role will work out of our Toronto office and responsible for ON development projects 
  • Other duties as assigned from time to time

Requirements

The Vice President of Development will have a proven progressive track record of success working in real estate development:

  • University degree in Engineering, Architecture, Urban Planning, Business and Commerce or a related field
  • Minimum 15 years development experience working with a development company managing the approval processes with municipalities and other governmental agencies
  • Leadership experience in managing teams 
  • Proven track record of managing and delivering complex residential / mixed use projects
  • Ability to lead and prioritize competing short- and long-term deadlines
  • Ability to build strong relationships with diverse internal and external groups
  • Proven leadership skills, with the ability to inspire achievement and create inclusion among team members. 
  • Ability to work autonomously, make decisions and problem-solve independently, effectively, and creatively
  • Excellent communication skills with advanced proficiency in MS Project, Excel, and PowerPoint
