Junior Analyst, Investments, Development

Overview

Reporting to the Senior Vice President, Investments, the Junior Analyst, Investments is responsible for the analysis, due diligence, and underwriting of development opportunities across Starlight’s Canadian residential and mixed-use commercial portfolio. Our priority focus is on infill development projects associated with existing Canadian multi-residential portfolio assets, redevelopment opportunities, and greenfield development projects. 

Duties and Responsibilities

  • Create defensible business cases for potential development opportunities by analyzing initial, high-level concepts through to detailed development, construction, and overall execution plans for review and approval by senior management and ultimately, Starlight’s Investment Committee
  • Accountable for the development underwriting process including due diligence, financial modeling and preparation of investment memos
  • Prepare any other relevant analysis, reporting or presentations necessary for Starlight’s ongoing strategic priorities
  • Manage due diligence for select development projects, working collaboratively with internal partners and third-party consultants
  • Prepare investment summaries detailing development opportunities within Starlight’s portfolio as well as external investments, analyzing the financial returns of developing a property to its highest and best use
  • Maintain internal development pipeline summary to ensure timely access to portfolio information for use by senior management
  • Collaborating with the development and construction teams, manage quarterly development budgets and cash flow projections to update estimated returns
  • Maintain a detailed and thorough understanding of events and dynamics occurring within Starlight’s target markets and other potential markets of interest
  • Assist with construction financing applications by preparing lender packages, reviewing third-party valuations, construction budgets, and due diligence materials, refining financial projections, and obtaining investor/​partner approvals

Requirements

  • Enrolled in undergraduate degree in commerce and/​or business with a focus on corporate finance
  • Proficient financial modeling (Excel) and presentation creation (Powerpoint) skills
  • Drive to uncover potential problems and solve them creatively with minimal direction
  • Ability to carefully make decisions in a highly demanding environment
  • Ability to develop and sustain cooperative, professional working relationships
  • Elementary understanding of the real estate development process throughout a project’s lifecycle from acquisition to stabilization
  • Strong organizational skills and an ability to manage competing deadlines by prioritizing work streams
  • Strong attention to detail
  • Strong communication skills
  • Overtime often required
