Marketing Manager

Overview

The Manager, Residential Marketing, will report to the Vice President, Marketing & Communications and will be responsible for leading all residential marketing initiatives across Starlight’s UK portfolio.

This role is focused on driving lead generation and brand consistency across both lease-up and stabilized assets. Working closely with Asset Management, the National Leasing Director, and third-party property management partners, the successful candidate will deliver a date-driven, digital-first marketing strategy while ensuring all on-site marketing and leasing touchpoints support conversion.

Duties and Responsibilities

Digital Marketing & Performance

  • Oversee with agency and PMC partners digital marketing across all assets, including Google Ads, paid social, and SEO
  • Optimize listings, campaigns, and websites to maximize traffic, lead generation, and conversion 
  • Manage analytics (e.g., GA4) and performance reporting to inform strategy and budget allocation 
  • Partner with IT and internal teams to manage marketing tools, CRM systems, and website performance 

Content, Collateral & On-Site Experience

  • Oversee all property marketing collateral, including brochures, signage, and on-site materials
  • Collaborate with interior design and property teams on model suite design and dressing to support leasing conversion 
  • Ensure all physical and digital touchpoints are aligned with brand standards and target demographics 
  • Support content and social media initiatives aligned with leasing priorities 

Social Media & Audience Growth

  • Develop and execute paid and organic social media strategies across platforms (e.g., Instagram, Facebook, LinkedIn, TikTok, where relevant) to support leasing performance and brand awareness 
  • Proactively manage GMB listings in partnership with PMCs
  • Manage and optimize paid social campaigns to drive qualified traffic, lead generation, and conversion, with a clear focus on cost efficiency and ROI 
  • Oversee organic social channels for residential assets and the broader UK platform, ensuring consistent brand voice, positioning, and audience engagement 
  • Collaborate with internal teams to create platform-specific content that highlights properties, lifestyle, and community to attract target renter demographics 
  • Build and manage content calendars aligned with leasing priorities, asset launches, and campaign activity 
  • Monitor performance across all channels, including reach, engagement, traffic, and conversion, and continuously optimize strategy based on insights 
  • Manage community engagement, including responding to inquiries and comments in a timely and professional manner 
  • Stay current on social media trends, platform changes, and emerging formats to enhance performance and audience growth
Reporting & Optimization
  • Track and report on key metrics, including traffic, leads, cost per lead, and conversion rates, including ILS platforms (Rightmove, OnTheMarket)
  • Provide insights and recommendations to improve campaign performance and leasing outcomes 
  • Monitor market trends, competitor activity, and digital innovation within the UK residential sector 

Requirements

  • 6+ years of experience in digital and brand marketing, preferably within residential real estate or build-to-rent 
  • Strong knowledge of UK ILS platforms (Rightmove, OnTheMarket) and digital marketing channels (Google Ads, SEO, paid social) 
  • Proven ability to drive lead generation, improve conversion, and optimize marketing performance 
  • Experience with analytics tools (e.g., GA4), CRM systems, and marketing reporting 
  • Strong commercial mindset with experience managing budgets and demonstrating ROI 
  • Ability to collaborate across Asset Management, Leasing, and external partners 
  • Highly organized, detail-oriented, and comfortable managing multiple assets and priorities.
