Assistant Controller, Canadian Commercial


Reporting to the Director of Finance, the Assistant Controller will be a key member of the commercial finance team and with the support of the accounting group is responsible for the following core areas of responsibilities:

  1. Accounting supervision of the outsourced commercial property managers to ensure the accurate and efficient month-end reporting. This includes, but is not limited to the review of bank reconciliations and ensuring all balance sheet accounts are fully supportable.
  2. Monthly review and analysis of the property operating results to budget, assist Controller in generating monthly operating financial reports for management and the board of directors, and make suggestions for business improvements.
  3. Corporate accounting that includes:
    • Preparation and review of the monthly accounting records for the Commercial REIT and the Limited Partnership.
    • Preparation of the commercial acquisition accounting and communication of the entry to the outsourced property managers.
    • Reconciliation of Commercial REIT’s intercompany balances with outsourced property managers.
    • Review and process cash distributions from the outsourced property managers.
    • To prepare outgoing wire transfers/payments from corporate bank accounts and managing the cash needs of the Commercial REIT.
  4. Preparation of the consolidated quarterly and annual financial statements of the Commercial REIT for public reporting. This includes the preparation of accounting memos to document the accounting treatment with reference to IFRS standards, accounting for complex accounting areas and the preparation of the quarter and year end audit working papers and liaising with auditors.
  5. Implementation and continuous improvements of standard operating procedures (SOP) and Internal Control Over Financial Reporting (ICFR) for the operations finance group, managing and working on special projects and to provide support to CFO, Executive DOF, DOF and Controller as required.

Duties and Responsibilities
  • Manage, mentor and provide leadership to the outsourced property managers and finance team.
  • Monitor progress and performance of properties.
  • Ensure policies and procedures are adhered to and deadlines are met.
  • Participate in management meetings and provide input and reports as requested.
  • Ensure outsourced property managers fulfill their assigned function:
    • Maintain general ledger for the property portfolio, including:
      1. Post journal entries
      2. Analyze general ledger
      3. Process accruals
      4. Make adjustments where needed
    • Analyze and interpret balance sheets and income statements and provide financial/management reports as requested.
    • Reconcile balance sheet accounts for all properties in portfolio.
    • Review bank reconciliations for portfolio of properties on monthly basis.
    • Prepare variance analysis reports on monthly basis.
    • Prepare full set of audit lead sheets and working papers for monthly reporting to assist auditor’s complete year-end audits.
  • Intercompany reconciliation
  • College diploma or university degree preferred
  • Accounting designation (CA, CMA, or CGA)
  • Thorough understanding of accounting principles and IFRS.
  • Minimum 6-8 years work experience, preferably in property management field
  • Yardi an asset 
  • Advanced Microsoft Excel skills
  • Microsoft Word and Outlook
  • Strong organizational, analytical and time management skills.  
  • Detail oriented, self-motivated and resourceful, with strong interpersonal and communication skills.
  • Proactive and self-directed with demonstrated ability to work independently and as part of a team.
