Senior Analyst, Investments (Development), Canadian Multi-Family


Overview

Reporting to the Director, Investments, the Senior Analyst, Investments is responsible for actively creating the analysis, due diligence, and underwriting of development opportunities for the Starlight Developments’ pipeline of projects across the multi-family and mixed-use commercial portfolios. The priority will be focused on in-fill development projects for existing assets already owned within the Canadian multi-family portfolio, redevelopment and green-field development projects. The successful candidate will be a critical thinker with the ability to adapt and thrive in a continuously growing, creative enterprise committed to delivering superior returns and best in class development portfolios.

Duties and Responsibilities
  • Preparation and analysis of investment data to assess development opportunities from initial high-level concept analysis through to detailed financial analysis for strategic review by the Director, Investments
  • Accountable for the development underwriting process including due diligence, financial modeling and preparation/review of investment memos/documents related to internal and partner approvals
  • Prepare investment summaries detailing development potential across the portfolio including highest & best use analysis, pro-forma optimization and maintaining a general summary of development pipeline with property characteristics
  • Manage quarterly development budgets and cash flow projections
  • Stay up to date with market dynamics and on-going development activity in target markets that are relevant to Starlight’s surrounding portfolio
  • Assist with construction financing applications (CMHC and conventional loans), including the preparation of lender packages, valuations, construction budgets, due diligence materials, go-forward projections with supporting backup, returns analyses/yield parameters and partner approvals as required
  • Collaborate with Development and Construction, Asset Management team members daily related to furtherance of development projects

 

Requirements
  • 3+ years of relevant work experience within a real estate development or asset management company with a focus on multi-family and purpose-built rental development in an investment focused position
  • Undergraduate degree in Commerce, Finance, Business Administration or similar education
  • Client focused and strong relationship building and interpersonal skills
  • Strong organizational skills, attention to detail and ability to manage multiple projects and people
  • Ability to work autonomously, make high quality decisions and problem-solve independently, effectively and creatively
  • Ability to obtain results in a highly demanding environment
  • Able to develop and sustain cooperative & professional working relationships
  • Strong negotiation and communication skills
  • Strong computer skills with MS Excel, Word, PowerPoint
  • Strong understanding of the real estate development process and familiarity with new construction through a project lifecycle from acquisition to completion
  • Overtime may be required
