Accountant (Development), Canadian Multi-Family Finance


Overview

Reporting to the Development Finance Manager, the Development Accountant is responsible for the accounting for various development projects, including preparing project accounting, reconciliations, forecasting and analysis.

The Development Accountant is primarily responsible for working with a portfolio of projects and providing support to the Development Finance Manager and Development Managers within the Development and Construction department to help mitigate risk as well as ensure the financial health of the project portfolio. The Development Accountant also has a role in working with the other accounting professionals on the team in support of the company’s financial plans and policies and accounting practices in accordance with compliance and legislative requirements.

Duties and Responsibilities

Budgeting & Forecasting:

  • Assist the Development Finance Manager in reviewing project budgets, reporting associated budget amendments and maintaining budgetary controls.
  • Assist the Development Finance Manager in the short term forecasting of development and construction project expenditures for cash flow management purposes.

Purchase Invoicing & Construction Billing:

  • Conduct project accounting activities such as processing sub-consultant and project related vendor expenses, reviewing percentage completion and work in progress, and responding to information requests from project managers.
  • Act as backup for Development Administrator in processing vendor invoices and purchase orders, as well as coordinate with Accounts Payable Manager for payment of invoices.
  • Support project managers with ensuring timely resolution of invoice or accounts payable issues resolution. Also assist and support with the mapping and the right allocation of costs to projects/control accounts and work packages.
  • Effectively communicate with Project Managers (PM) regarding contract/purchase order documents, change orders and other contract/purchase order modifications, approvals, and any additional services.
  • Coordinate with other portfolio managers in preparing final invoice package containing draft and final invoices for all billable projects, including all applicable backup for approval by the Development Finance Manager.
  • Research any unbilled issues to optimize the billing possibilities for the billing period.
  • Monitoring all receivable income for projects including HST input tax credits and supporting project managers with collections.
  • Maintain & archive the billing folders for all projects, with all the appropriate documents, including expenses, consultant invoices, and monthly invoices, in SharePoint.
  • Preparing general ledger reconciliations as required.
  • Maintaining internal controls processes and protocols as established within the finance department.
  • Other duties as assigned.

Reporting:

  • Preparing weekly and monthly actual costs and commitments reports for all development and construction projects.
  • Preparing pre-billing reports for all construction projects for the Development Finance Manager to review.
  • Generating monthly open PO reports for the Development Finance Manager to review for accrual purposes. 

 

Requirements
  • Degree/Diploma in accounting or finance
  • CPA designation an asset 
  • Thorough understanding of accounting principles and GAAP
  • 3-5 years’ work experience, preferably in project/development accounting
  • Yardi an asset 
  • Advanced Microsoft Excel skills
  • Microsoft Word and Outlook
  • Strong organizational, analytical and time management skills.  
  • Detail oriented, self-motivated and resourceful, with strong interpersonal and communication skills
  • Proactive and self-directed with demonstrated ability to work independently and as part of a team
  • Able to prioritize, multi-task and able to work in a changing, fast-paced environment
  • Able to deal with confidential information and demonstrate reliability and dependability 
  • Task orientated, able to work well under pressure, willing to work overtime when required
