Controller, Canadian Commercial


Reporting to the Director of Finance, the Controller will be a key member of the commercial finance team and with the support of the accounting group is responsible for the following core areas of responsibilities:

  1. Accounting supervision of the outsourced commercial property managers to ensure the accurate and efficient month-end reporting. This includes, but is not limited to the review of bank reconciliations and ensuring all balance sheet accounts are fully supportable.
  2. Monthly review and analysis of the property operating results to budget, assist Director of Finance in generating monthly operating financial reports for management, institutional investors and the board of directors, and make suggestions for business improvements. Participate in monthly calls with property manager, asset management and finance to review results.
  3. Quarterly review of asset management presentations for institutional investors.
  4. Corporate accounting that includes: - To prepare and or review the monthly accounting records for the Limited Partnerships. - The preparation/review of the commercial acquisition accounting and communicating the entry down to the outsourced property managers.
  5. Review and assist with the completion of annual financial statements for all institutional investors. This includes the preparation of accounting memos to document the accounting treatment with reference to IFRS standards, accounting for complex accounting areas and the preparation of the year end audit working papers and liaising with auditors
  6. Assist with consolidated quarterly and annual financial statements of the Commercial REIT for public reporting.
  7. Implementation and continuous improvements of standard operating procedures (SOP) and Internal Control Over Financial Reporting (ICFR) for the operations finance group, managing and working on special projects and to provide support to CFO as required.
  8. Lead/assist Director of Finance with quarter end and year end external reporting processes for reviews / audits & CAMs.
  9. Participate as a key member of the finance team in evaluating and analyzing property and corporate financials during budget process
  10. Prepare/review accurate cash flow projections on a bi-weekly basis
  11. Review and approve monthly cash calls from PMs and transfer funds accordingly
  12. Use forecasting to ensure adequate planning for credit facility draw downs
  13. Debt compliance and reporting

Duties and Responsibilities
  • Manage, mentor and provide leadership to the outsourced property managers and finance team.
  • Monitor progress and performance of properties.
  • Ensure policies and procedures are adhered to and deadlines are met.
  • Participate in management meetings and provide input and reports as requested.
  • Ensure outsourced property managers fulfill their assigned function:
  • Maintain general ledger for the property portfolio, including:
  • Post journal entries
  • Analyze general ledger
  • Process accruals
  • Make adjustments where needed
  • Analyze and interpret balance sheets and income statements and provide financial/management reports as requested.
  • Reconcile balance sheet accounts for all properties in portfolio.
  • Review bank reconciliations for portfolio of properties on monthly basis.
  • Prepare variance analysis reports on monthly basis.
  • Prepare full set of audit lead sheets and working papers for monthly reporting to assist auditor’s complete year-end audits.
  • Intercompany reconciliation
  • College diploma or university degree preferred
  • Accounting designation (CA, CMA, or CGA)
  • Thorough understanding of accounting principles and IFRS.
  • Minimum 6-8 years work experience, preferably in property management field
  • Yardi an asset

  • Strong organizational, analytical and time management skills.
